How 3D Visualization Drives Success: A Conversation with Jeff Wills of Mize and Sefair Development
Juan Luque: Jeff, thank you for joining us today. Could you start by introducing yourself and telling us a bit about your company and what you do?
Jeff Wills: Absolutely! My name is Jeff Wills, and I’m the Acquisition Director for Mize and Sefair Development. We’ve been around for over 20 years, initially focused on townhome development. Recently, we’ve shifted into the build-to-rent space. We currently have three projects under construction, totaling around 341 units, with another 700+ units in the pipeline. We’re also expanding into value-add multifamily and hotels as part of our growth strategy. Ultimately, our goal is to build a 3,000-unit portfolio.
Juan Luque: That’s an impressive shift and growth. What sets your company apart in the market?
Jeff Wills: One thing that really sets us apart is our focus on designing our projects with the tenant in mind, even as a worst-case scenario. We ensure that our designs are not only appealing to homebuyers but also functional and attractive to potential renters. For example, the high-end townhomes you did the renderings for – while they’re designed for ownership, the attention to detail ensures they’d be highly desirable as rentals if needed. We also have strong partnerships, which help us take our flat plans and turn them into reality – that’s where your team at 3DUS has really helped us visualize the end product.
Juan Luque: Speaking of our work together, how have the 3D renderings and visualizations we provided helped your projects?
Jeff Wills: Your renderings have been a game-changer. You’ve helped us showcase our projects in a way that removes the guesswork for everyone involved – whether it’s end users, buyers, or investors. Most people struggle to visualize the final product, but your work brings it to life. Honestly, the renderings look so close to the finished product that the only difference is knowing which images are actual photos versus renderings. We use your renderings more than any other material in presentations, marketing, and even with planners. They add immense value to what we do.
Juan Luque: There’s sometimes a perception that services like ours are expensive. Have you been able to quantify your return on investment, and do you think it’s worth it?
Jeff Wills: Without a doubt, it’s worth it. Initially, we didn’t budget enough for renderings, but now we’ve increased our budget on every project because we see the value. I’d say it’s some of the best money we spend. For us, it makes more sense to invest in quality renderings that we can show to potential buyers or investors, rather than spending heavily on traditional marketing. We’re targeting large-scale projects with a specific buyer in mind, and the renderings do a great job of helping us close deals.
Juan Luque: What made you choose to work with us over other options?
